Even if you have the registry, you are not the owner 

  1. Even if you have the registry, you are not the owner unless you have done mutation. ( dakhil kharij). After registry, its a small process to bring your name as an owner on government record which is called as mutation.
  2. Further, documents you must have to prove ownership:
  3. * Encumbrance Certificate- Confirms that property is free from loan.
  4. *Allotment Letter- For under construction properties ( payment plan & schedule)
  5. *Completion/ Occupancy Certificate
  6. *Possession Letter
  7. *Sale & Purchase agreement*Mother deed- History/ chain of property
  8. *Title deed- primary proof of ownership. States who legally owns the property.
  9. * Registered Sales deed.
  10. * NOC
  11. *Mutation certificate ( Khata)
  12. * Property tax receipts
